ABSTRACT

Housing construction and urban expansion in the world comprise the activities of housing construction, design and urban expansion of built up areas. bamenda III sub division in general has been experiencing a high population growth . The demand for land, houses and development of residential areas have resulted to the haphazard construction and expansion of houses in Bamenda III sub division. The main objective of this study is to assess how housing construction and urban expansion is taking place in Bamenda III. This is based on the hypothesis that housing construction is mostly expanding at the outskirts of existing urban areas in Bamenda III sub division. The methodology used descriptive, survey and comparative research designs of field investigation to administer 50 questionnaires to the population of Bamenda III area. Data was collected from primary and secondary sources.  This was through field investigation and consultations of institutions and internet.

Findings reveal that the multiplication of housing development in Bamenda III seen in an increasing trend of ( 50%) and poor planning of construction .  The rapid constructions of houses in Bamenda III have been promoted by a human of varied physical  and human  factors. Also there are multiple stakeholders involved in the housing construction activities with involvement of the population and state institutions. Stakeholder’s activities are centered on the building of new houses, renovation maintenance of already constructed buildings, and the supervision for housing construction (20%).

There are multiple challenges hindering the sustainable housing construction and urban expansion seen in land problems (25%)   administrative producers (20%), poor implementation of urban planning policies (15%) and limited government attention (12%)  The study concludes that the scio-economic transformation of any area dependent on the involvement of the stakeholders with construction infrastructures for sustainable urban development. The study recommends that the population should increase the rate of collaboration with the government to reduce the rate of conflict in the management construction land and construction activities.

INTRODUCTION

1.1Background of the study

Housing construction is the process of building new homes or buildings to provide shelter for people. This may include the construction of single-family homes, apartments, condominiums, or other types of residential buildings.

Urban expansion, on the other hand, is the growth of cities and their surrounding areas as more people move in and the city’s boundaries expand. This can include the construction of new roads, buildings, and infrastructure to accommodate the growing population. Urban expansion can often lead to the displacement of wildlife and natural habitats, as well as increased traffic and pollution.  “Nkemngasong” (2004)

 According to Simon (2017) Housing construction and urban expansion have been integral to the growth and development of societies around the world. As populations continue to grow, the demand for housing and urban infrastructure continues to increase. This has resulted in the development of various housing construction techniques and urban planning strategies, as well as the adoption of different policies and regulations to ensure sustainable growth.

According to Nkwi ( 2016) One of the earliest examples of urban expansion and housing construction can be seen in ancient Rome. The city was built around 753 BC as a small village on the banks of the Tiber River. Over time, it grew into a major metropolis and became a center of trade, commerce, and culture. The Romans developed a sophisticated system of roads, aqueducts, and public buildings, which allowed for the construction of large-scale housing projects.

In the middle Ages, the growth of cities was driven by the rise of trade and commerce. Cities such as Venice, Florence, and Paris became centers of wealth and prosperity, with grand palaces, cathedrals, and public squares. The construction of housing in these cities was often governed by strict laws and regulations, which ensured that buildings were constructed in a way that was safe, sustainable, and aesthetically pleasing.  (Chia 1995)

Fonjong (2012) Stated that the Industrial Revolution of the 19th century brought about significant changes in housing construction and urban expansion. The growth of factories and industries led to the development of new housing models, such as the tenement buildings, which were designed to house large numbers of workers in cramped conditions. This led to the emergence of slums and poor living conditions in many cities, which prompted governments to introduce new regulations to improve housing conditions. A Century of Growth and Development.

In the 20th century, the growth of cities accelerated as populations continued to increase. The development of new housing models, such as the high-rise buildings and apartment complexes, allowed for more people to be housed in urban areas. However, this also led to issues such as overcrowding, traffic congestion, and environmental degradation. Governments and urban planners have since introduced policies and regulations to promote sustainable urban growth and improve housing conditions.

Bamenda III is a sub division located in the Northwest region of Cameroon, with a population of approximately 120,000 people “Nkengfack”, (2018). Over the years, there has been a significant increase in housing construction and urban expansion in the area, largely due to the rapid population growth and urbanization. This has resulted in various challenges, including inadequate housing, poor infrastructure, environmental degradation, and social inequality.

According to a study by Nkengfack (2018), the housing situation in Bamenda III is characterized by a high demand for housing, limited supply, and poor quality of housing. Many residents live in overcrowded and sub-standard houses, which pose health and safety risks. The study also revealed that most of the housing construction in the area is done informally, without proper planning or regulation. This has led to the proliferation of slums and informal settlements.

In terms of urban expansion, Bamenda III has witnessed significant growth in recent decades. This is largely due to the influx of people from rural areas seeking better economic opportunities and social amenities. The expansion has led to the conversion of agricultural land into residential areas, resulting in environmental degradation and loss of biodiversity. Additionally, the rapid urbanization has put a strain on the existing infrastructure, leading to traffic congestion and inadequate public services such as water supply and sanitation.

Efforts are being made to address these challenges through various initiatives. For instance, the government of Cameroon has launched programs aimed at promoting affordable housing and improving infrastructure in urban areas. Additionally, civil society organizations and community groups are advocating for better housing and urban planning policies.

In conclusion, the housing construction and urban expansion in Bamenda III is a complex issue that requires a comprehensive and multi-stakeholder approach. This should involve effective planning and regulation, as well as community participation and engage.
